Subsidence - Did we do the right thing?

August last year, our neighbours noticed cracks on the outside of their house and also on our house. So we contacted insurance company who came round and confirmed we have subsidence. They also discovered cracks inside on ceiling and above windows which we honestly didn't notice. So far they have been great, frequent level monitoring, removal of trees, but now the repairs have started. A couple of ceilings had small cracks which we didn't even notice. They were asbestos tested and guess what, it was positive, so today, ceilings have been removed, but not yet replaced so I'm sitting here looking at beams and pipes and wiring and I'm wishing we had just filled in the cracks inside ourselves. What's peed me off is that the neigbours only had cracks outside and because we removed the trees adjacent to our houses they are not hardly having any work done. I don't think I ever want to buy a house again, that's if we ever sell this one!! Has anyone else been through the subsidence nightmare???

Did you do the right thing in doing what? Reporting to your insurance company? of course you did.

You're worried about having done the right thing by having asbestos removed?

Sorry wasn't quite clear just rambling!! Well about contacting insurance company, a mate had cracks in his wall outside, got a builder friend to fill them in and sold his house and moved on. I know deep down we did the right thing but it's just so much hassle now the work has started.

Cracks in walls doesn't automatically indicate a subsidence problem. But if your mate did indeed have subsidence and he knew this and tried to fool the purchaser of his house then it says a lot about your mate...

And the purchaser, because if it was subsidence, a survey would have picked it up, no amount of quick fixes will hide it from a professional. So either it wasn't subsidence, or the buyer foolishly didn't get a survey.

well i did thnk at the time it was a bit silly. If they find out afterwards that work had been done and they get subsidence he would get in trouble in the future.

Who would get in trouble in the future? Your mate? I think you'll find he won't because he could say he wasn't aware of any subsidence and as I say, they should have got a survey done.

The problem is that once you know the problem exists it has to be revealed to potential buyers so just think you like the look of the property but found out asbestos/subsidence needed to be taken care of would you pay money or would you walk away?

Most types are completely harmless, I would imagine this almost certainly was - but regardless of been safe or not, it still has to be removed by 'men in spacesuits' (legislation says so).
