    Great. Another property show. Just what we badly need. :D There was a similar show on BBC 2 earlier this year but is showed estate agents and properties from mega expensive London properties to cheaper properties in other parts of the country. There was a guy called Gary who sold mega expensive properties in London. He was a right character.

    That wedding episode felt a little heavy on the setup scenes, but was great to see it did have a happy ending despite the constant promos to the contrary.

    Yes watching the promos, it looked like Fredrik was dumped at the altar (or in the water in this case). His husband must be a very patient guy to put up with his antics. He is quite funny though.

    How frustrating is it when the sellers seem shocked that a buyer makes an offer under the list? The guy with the scaff over his terrace just seemed to think it was no issue.

    And what was that frog dance all about?!

    The buyer doesn't make a separate payment. The 5% comes from the seller and is split between the buyer's agent and seller's agent.     The agency gets a cut off the top, but most of it goes to the agent, who are not salaried. Their pay is directly proportional to the commission that the client pays.     Successful agents can and do spin off their own independent agency, or join another one offering better terms. It's not all that hard. Usually the agents put their names and faces out there as much as possible, so they may be better known in the local market as individuals than their agency is, and they can take clients with them wherever they end up.
    How do so many people have that kind of money to make a cash buy just like that.

    Some cash buyers are real estate investors. They were particularly prominent a couple of years ago when the market was turning around. They snap up real estate in all different price ranges with the intent to rent and/or resell later for profit. Hard to compete with them as a regular buyer with a mortgage.

    There are some extremely rich people out there, and NYC is one of the places that they gravitate toward. Normally very rich people spend a relatively smaller proportion of their net worth on housing, and more of it on other investments. So when they do buy real estate, they can just liquidate however much money they need from another investment to buy it outright, or at very least a larger than average down payment. Many rich people also have enough accumulated wealth that they are less dependent on income than the middle class, and without lots of income relative to wealth, the concept of a mortgage doesn't make sense.

    And there are some not quite so wealthy people who are simply moving from somewhere else, and they have the money to buy it because they just sold a comparably priced home that they owned where they used to live.

    My son and I love this show, I did like Michael was sad to see him go, Luis is a great addition but I cannot stand Frederick!!

    Same as me, Fredericks facial expressions, mannerisms are just off-putting. He seems to "lay it on think" more than the other two, although Ryan doesnt seem to be too far behind. Luis is the best of the three...seems to have bags of energy and enthusiasm.

    I really hope Fredericks husband leaves him and takes half his money...he deserves it. :D

    Gone right off Ryan too for that stupid stunt he pulled on Fredrick. He is a real douchebag as they say over there. Fredrick is an idiot sometimes but he's quite funny. Can't believe people fall for Luis' spiel as he's so full of it. He's like a little Duracell bunny. Wish his batteries would run out sometimes.

    And as for Luis, I've said it before, I really can't believe some of the language he uses in front of fellow realtors, let alone clients. Sorry if that makes me sound like a prude, but there's a time and a place.

    I'll admit though, I'm jealous of his hair. He must go through more cans than the cast of Hairspray.

    It seems to be getting higher and higher each season. Maybe he's trying to emulate the Empire State Building. :D I agree with you about his bad language. I guess it goes out at a later time in the States than it does here. It is pretty inappropriate for him to be cursing like that all the time. Especially in front of female clients and colleagues.

    That whole Fredrik Ryan thing was such a setup but great fun. I was horrified, I thought he was actually going to show the gay porn lol. I've had a look and it is rather graphic. Safe to say, he doesn't do his little karate kick weeeeee in it!

    I thought the stunt was quite funny. He made you think he was going to show porn, but instead showed a cartoon. I thought it was quite clever. Frederick shouldnt have lied about other one-beds available.

    Both Frederick and Ryan are way behind Luis for me.

    Have any of you seen the million dollar listing Miami series?

    Ryan does get a bonus point for using what appeared to be 'Out of the Inkwell' though. I would imagine its probably the only toon he could have used without upsetting current animation studios.

    I think Ryan was upset when he went to Fredericks office and bought the 'only' one bed available. So this was after the pre-listing stage. At that point Frederick lied about how many one beds were available. He said that was the only one, and Ryan bought it.

    No its not been on in the UK yet. I managed to obtain it from other sources. However with this being the last season on NY, maybe they will show it after this season ends.

    It was renewed for a fourth season in July. We're currently seeing S3 which aired in the Spring in the US.

    Agreed. Although this show does have a limited shelf life. It could easily get to the point where we sit and think "yawn, another penthouse with limited views and the owner is asking too much".

    However its the three realtors that help keep it fresh.

    They will probably keep replacing one or two of them just to keep it fresh. I can't see Ryan lasting much longer.

    Agreed. Trouble is, whenever you bring in anyone new, they immediately get compared to the popular ones. Its a catch-22 for the production. That is unless the "star" leaves on their own accord.
