Two Houses I like for different reasons

Hi

I have made an offer on a repossession house, inital offer was rejected, ive gone back on another offer which has not be declined nor has it been accepted, they have proof of my depost, my MIP and details of solicitors (no sale no fee etc)

Now I have seen another house on the same street, ready to move into and £10k more, I made an offer on this one of £8K under price (was previously up for £15k more). This was rejected so I put my offer in on the reposession

The ready to move into have come back asking for a final offer, I can only p by £2k (which is rediculous I know). My questions are

1) Can I offer on two properties consecutively

2) Do I face penalty for withdrawing offers at this stage?

Never bought a house on my own so a little nervous

You've made an offer. You can pull out of either - or both - at any time (until the money and deeds change hands).

Let's face it, when you have your offer accepted on either and apply for a mortgage, the surveyors may well find something in either house which means your mortgage is refused - at which point you would pull out anyway.

If you have nothing to contribute then dont post, and dont spend so much time scouring threads to make such a stupid point?

The questions are different if you bother to read, which clearly you dont as you have way too much time on your hands

1. You can offer on as many properties as you like

2. You only face penalities if you fail to complete after exchanging, up until exchange you're only liable for monies you spend (your solicitors, surveyor, mortgage arranging etc).

Good news offer accepted on the repossession house and mortgage has been given the thumbs up. Good price, plenty of potential and lots of hard work

But if it becomes known that you only intend to buy one, then your offers may not be taken seriously.

(I'm talking about before any offers have been accepted. I think it would be unusual, and unwise, to proceed with more than one accepted offer at a time, intending to eventually pull out of one.)

If I had to choose between two buyers with equal status, and I knew one would be awaiting the results of half-a-dozen other offers, then that would put me off.

OP, are you in England?

Just that I think the offer is more difficult to withdraw if you are in Scotland....

Also, don't forget that the vendors will be trying to move forwards with their own plans and receiving an offer on their house might mean that they start incurring costs etc on their proposed new places....so don't treat them unfairly (I'm sure you have no intention if doing that though.......)

If yu put an offer on mine and I fpund your had on anothere house as well I would be very angry, would hav ewated time and money on solicitors only for you to have messed me around. Would yu compensate me for the money I had spent, no, dont do it
