I'm no Apple fan, but you are right. Multi core CPUs don't automatically mean better performance. OS optimization counts for a lot more. Iphone 5 has the edge over most of the current quad core Androids. The New Blackberry phone, at least the developer Alpha phone is running a dual core chip and that too, has been beating the quad core S3 in browser tests for example.
Don't get lost in the cpu core race. I am sure they will get faster and more complex, but then as Android gets more feature rich, you will likely need big CPUs to run it, there is a lot going on with Android operating systems, and the OEM skins like sense and touchwiz, again, slow the OS down. So looking at it like, big powerful cpu equals better performance is too simplistic a view point. There are other factors which can affect performance, especially when it comes to Android and it's many flavours.
