If the chav, problem neighbours start getting several big TVs, hifi, computers etc delivered it's a good sign - they're about to do a midnight flit ie scarper miles away owning money to the catalogs.

Sounds like some old neighbours of mine.
The guy ended up in prison after hurting his wife - thouigh generally she gave as good as she got. Thankfully it was only a temporary rental. In the meantime I invested in ear plugs. Or I went to sleep with a radio playing by my ear.
If you own the home I would be cautious about raising a complaint as when it comes to selling, the seller is supposed to report on any neighbour disputes.

For what its worth I have been in a similar and awful situation too. We had the neighbour from hell move onto our lovely road, and caused absolute murders with us all. The house was a Council house and was joined to mine (end terrace) so unfortunately I got the brunt of it. She was a single woman with 3 kids under 8 and the noise was horrendous. She had undesirables day and night coming in taxi loads and they were all so intimidating and used to stare through my windows.
I live alone with my young son (9) and also felt like I couldn't leave the house - in fact going to work was a joy so i didn't have to be around it.
I asked her more than 3 times to keep it down when she was throwing parties at 4am on a Monday night, and she was always apologetic and seemingly sorry. She lied... a lot....
She was seen joy riding round our road peed out of her mind and whatever else. The kids were being left home alone, and she had a well known prostitute turning up with lots of young girls in the small hours.
Eventually a few of us neighbours got in touch with the council who put a camera on our road and we were given a number to call if things got out of hand so that a warden came out. We had already gone past the diary stage of logging it all - I even went to the Council offices and had a meeting with the head of the antisocial behavior department. And they were fantastic with us. Couldn't have handled it any better.
Within 24 hours she was raided by armed police (who came through my back garden in the middle of the night) they suspected there was some highly illegal activity going on, from something that they had witnessed on the CCTV. (I had already moved into my parents house with my son the day before so didn't witness the raid). Apparently she got taken away in handcuffs and her kids got whisked off by social services. She was running with some wanted criminals and was living under a false name etc.
After 10 long days of the house being searched and forensics in there they apparently found nothing. She had been bailed to a local flat. Sadly no charges were brought and they actually gave her the choice to return back to the house!!! She didn't, and moved area apparently. Our road still has a priority hot line to the local station should anything happen in the future because of the people she was associating with.
Never have I felt so sad and angry in my entire life. I was threatened, scared, and wanted to sell up and move - I even had my house valued but the estate agent said I would have to declare her which wouldn't help a sale. I felt physically drained and ill so OP I feel your pain, and anyone else's in that situation.
I am still scared 2 years later that it will have repercussions as she single handedly blamed me for it all (despite the neighbours fessing up too!)

Well I do not blame you for your reaction, if you try to be socialble to your neighbours and they do not reciprocate what is left to do?
I trimmed my hedge and asked my neighbour if I could tidy up the hedge on his side, he said "whatever", which I took as an O.K,.. 2 hours of toiling in HIS filthy garden, cleaning up the trimmings ,removing various car parts and other rubbish,.. he eventually returns to the property with his family ,laden down with takeaway food from a well-known fast food chain.

Blimey, I feel quite sorry for them.
We've had nightmare neighbours for over 3 years -previously evicted from a neighbouring council district for antisocial behaviour. Which only came to light after our council had given them a secure tenancy. They were allowed to keep the tenancy, despite breaking it in a number of ways.
Too many incidents to list but the highlight/lowlight was watching them kick their elderly, cancer ridden-but-untreated as it turned out, black labrador to death in broad daylight in their driveway. (It actually died a week later - RSPCA kindly gave them notice of a visit so they hastily got it to the vet's where it was spotted it had advanced cancer. Technically it was PTS for the cancer). Nothing we could do as I didn't have the presence of mind to film it.
Lots of incidents of them verbally abusing their kids, crying and suspicious thudding sounds like someone being thrown against something - and the female if anything worse than the male in terms of the way she treats/speaks to the kids and DV.
We've given up. I can't afford CCTV/webcams and the council seem to have 'something in the pipeline' we were told recently, by the police, but we know it;s not eviction as they had a Notice of an Order Seeking Eviction served on them in their first year they seem to have got around.
Basically the system says no proof it never happened. We have to hope one of their kids will let something slip at school so then the SS will act. They come out, occasionally, then drop the case. They now have a new puppy. They have a lot of set dressing to build the 'happy family' case when SS do visit. I'm not sure SS see through people like that as the social workers I used to deal with directly, in my old job, were pretty indifferent/clueless.
