The price of Max's house
I was surprised tonight that Max's house went for 500k.
My granddads house is worth 250k and it's dethatched with 4 bedrooms so how can a small un dethatched house in the middle of a street be worth so much money? |

It's the area - £500,000 is very cheap compared to some places in London.

It's in the middle of a street in London - if anything I thought it went too low just based on the rent prices you see listed for rooms in London.

That price seems quite low to me.
I live in east London and a house like that in our area of east London would have at least another £200k on top of the £500k for a house that size in that kind of street. 2 bed flats go for about £400k. If it were the real world most of the residents of Albert Square would not actually be able to afford to live there. The area would be far more middle class than it is portrayed. |

It was an absolute bargain. I'd have put an offer in if I'd have known they were giving it away.
Thanks. |

Didn't Jack used to own the house, when Max had money problems, i presume Max must have bought it back at some point?

It was a lot of money, for a grotty looking house, right in the middle of a square, where murders fights, happen.
And surrounded by a grotty looking square. But what you have to remember is, if it wasn't for Sharon and Ronnie, the price would have been lower |

It's an awful lot for Walford and you question how some of the characters could afford to live there if that was the average price.
It's cheap for London. |

It went cheap, but jacks so dumb as he actually just bought a house he already owns,
Plus it was an auction on a house in guessing was repossessed so that might be why it went cheap It's average price on the square I still remember mick turning up with an unexplained bag of cash n buying the vic there n then, I keep expecting Phil to turn up n say get out of my pub. But like but like other mysterys such as Sharon forgetting she owns the bookies, whatever happened to the r n r, n Denise forgetting she owned the minit mart. It's history |

Jack owned the house, Max use to rent it with Vanessa, she got kicked out then Tanya & Co rented, she left Max took it over, when Jack left, Max brought it off him and then Max got sent down, lost the house and now Jack owns it again.
EE not big on facts though, so it's easy to get lost. |

It's cheap for London. There's a 2 bed penthouse for sale too, at £1,150,000 too... In the real world most residents of the square would not be able to afford to live there given the 'working class' type jobs they have in shops, cafes, pubs etc. |

When was it that the property prices in the East End shot up?
I always assumed East End was a very working class area |

I presumed it went cheap as everyone thought Max had murdered Lucy there, so it would be tricky to sell.

Jack did say that he got a good price - so perhaps that was their way of addressing the fact that they sold it off on the cheap. It was tricky - if they wanted to keep it realistic then none of the existing characters would have been able to afford it, so I guess they did the best they could, as well as highlighting how ridiculous the house prices are to the rest of us.
I wonder if Jack converting it to flats means that will keep Linford & Andy around as the builders on the job, seems like an easy way to do so if they were interested in seeing the characters in an extended stint on the show. |

It's a shame if it is turned into flats, that house has so much history (Phil and Kathy owned it, Phil got shot on the steps, Stax reveal, MyLauren's return.)

Wasn't it around 600 - 650 when jack bought it a few years ago, when he was with tanya?
If it wasnt reprocessed and the mitgage co wanting to sell it on quick it would maybe have gone for more Where exactly is max gonna live |

500k is an absolute steal for a house that size in that location. My friend just paid 350k for a 2 bed flat in Mile End which is right by where Walford is supposed to be situated.
Repossessed properties generally go to auction to guarantee a quick sale, and the reserve is usually set by the mortgage company, at the amount owing on the mortgage so as long as that amount is reached, they generally don't care what the house sells for. I guess we have to allow them a certain amount of artistic licence here, as anything above 500k and the residents of the square wouldn't be able to afford to live there. I lived on an almost identical square in Kennington, and every house had been split into flats and none of the neighbours even passed the time of day, London is ridiculously unsociable, so if the show actually reflected real life, all we'd actually see is groups of people coming and going from work in the city! |

Bigger question would be where did jack get the money from? What does jack actually do for work?
