I'm a bit confused about this.

When Sonia decided to leave Bex with Martin, Stacey said they would all fit into the flat but surely Sonia is the one who has tenancy over Pat's house now Carol is gone and not Tina? so why didn't Sonia suggest Martin and Stacey move over there? its not like Sonia actually owes Tina a house.

I think Pat's house would be ideal as the new Fowler home so I hope this does actually happen.

There is no tenancy Pat was given the house by a gangster in his will but she borrowed money from Janine (after her inheritance/win-fall) in exchange for the house to raise money very quickly for 1 of her sons. But due to David (don't forget about Carol's breast cancer) she showed some empathy and they either living there rent free or are paying substantially below the market rate.

Since Carol went it is really being out of character for Janine to have not turned up (when Sonia was the main person living there) & at least formally rented the house out since she still (unless I missed something) owns a rental property portfolio on the square.

Hopefully Tina will be evicted. Don't see why she should still live there now.

Was the house swindled from the Mitchells by Andy Hunter? Surprised Peggy never wanted it back.

Yes it was swindled from the Mitchells by Andy Hunter (before he tripped over a flyover) when he & Marcus Christie cons Sam out of as much money as possible and thats a good point about Peggy especially since Marcus Christie returned.

EE is always daft when it comes to property ownership and finances. Remember all that rubbish about Vincent changing The Albert to Pearl's when he had half ownership. He seems to have forgotten now he has sole ownership!

Janine owns the house, she allowed Bianca, Carol and the kids to live there rent free with them being family. When Bianca and then later Carol departed that left Sonia in charge of the house. However Sonia is not really related to Janine - the half-sister of Janine's brothers ex-wife - so its surprising Janine hasn't kicked her out or sold the house. Maybe she's just forgotten about it what with being a multimillionaire and owning dozens of properties.

If Tina continues living there in Sonia absence that makes the link back to Janine even more tenuous - Tina being Janine's brothers ex-wife's half-sisters ex-partner.

Could not agree more. The anachronism of whether or not Denise owns or just works in the Minute Mart (wasn't she fired after she half inched the boozes?); it must be a running joke as the writers cannot be that careless.

Maybe they're all just pretending that Bianca's brood still live there for Janine's benefit. Man she's going to be pissed off if she returns. Especially if she finds her ex husband's one-time bit of fluff sponging off her with her family.

Janine charged Bianca a low rent and said if Bianca tried for housing benefit she'd put the rent up and Bianca wouldn't be able to afford it so would be evicted. Janine wasn't generous enough to her niece Tiffany to allow them a freebie. Money meant more to her. There's no way Janine would keep charging a low rent if she knew Bianca had gone and Sonia was living in the house. The rent on a house that size in London would be way beyond what a nurse could manage never mind someone who serves tea in a greasy spoon.

I hope whoever does get it redecorates.

It's time to lose the shrine to Pat (the bar and that wallpaper and those masks on the wall)... I don't want EE becoming like Corrie where they're too scared to do up/change a set because of its links to the past.

Corrie rebuilding its two shops to look exactly the same after the tram crash was ridiculous as is Tyrone and Fiz's reluctance to do anything with their house.
