Can I get my landlord to take action on a wobbly TV aerial? |

Can I get my landlord to take action on a wobbly TV aerial?
I don't know if this is me being dramatic or not, but I have had issues with my aerial since the winds last month. While it was works on a good day, the plates around the aerial have become loose and now flap in the wind. Being on a main road this happens a lot of the time, meaning my signal often pixelates and breaks up in a good television reception area.
This could, presumably, require a new aerial. I haven't had much luck getting my landlord to act on any issues so far, so should I be bothering about this? Ideally I'd like it resolved, but would they see me as being too fussy given my complaints went unhelped previously? |

Just withhold the rent until he starts taking your complaints seriously, job done.

Usually, it is the tenants responsibility and not the Landlords for the TV Arial.
Unless it is in your tenancy agreement it is down to the landlord to repair/replace. And it is never a wise move to with hold rent until repairs are carried out. |

In that case it could be the company that manages the building who are responsible not your landlord, assuming they are not one and the same. You may well still have to go through your landlord to get the management company to take any action though. But if it is a communal aerial then quite possibly your neighbours are having similar issues and if they have different landlords or own the flat themselves they might have more luck getting action taken? |

It's only a former house of four flats owned by one person. But yes I might try to find out from neighbours if they're having issues.

Digital signals in some areas are so strong that even a portable indoors aerial is good enough.
Really it would only be an option if there is only one wall to go through. |

![]() A far better solution would be to ask the landlord to pop round for a cuppa the next time the rent is due, be nice, show him the problem and ask if there's anything he can possibly do about it and if not ask if he'd consider fitting an indoor aerial instead. They're only about £30, so he might agree to it. In my experience most landlords are not that motivated to do non-essential work. When I rented accommodation in the past, I generally sorted most things out myself, as it;s easier. |

It depends on who is responsible for the arial, the landlord will know, if it's a communal one there will be a clause in the deeds, it could be down to the freeholder.
Never withhold rent, it puts you in beach of your tenancy agreement, and come back to haunt you when you need a reference if you move. |
