Boiler Quote
Hi.
Can people in the know tell me if this is a good quote for a boiler please. Current boiler is 17 years old and on it's last legs. It's a house I rent out and this is the quote from the plumber that the letting agent use. Isolate boiler and drain down. Disconnect boiler and remove of. Supply and install ideal logic 24kw Plus combi with 7 years warranty. Supply and install Magneclean to return pipe work to stop any sludge going back to the boiler. Run condens pipe from boiler to drain. Disconnect radiator valves. Supply and install thermostatic radiator valves for bedroom radiators. Add inhibitor to the system and carry out full heat test. Sub Total VAT Total £ 1750.00 £ 350.00 £ 2100.00 |

It's a combi in there now. Been a while since I was in the house but from memory there are 6 radiators
Do you mean you rent for yourself or you are the LL who lets your property? |

There is probably a slight difference in cost depending on where you live, but the company I work for in Oxfordshire never quote for less than £3000.

Just wanted to check the price as it seemed OK and the plumber has always been quite reasonable cost wise when doing other work in the house. He is reliable too. I could get other quotes but it would be much easier using the company the Letting agents use. I do like an easy life. So if this quote is reasonable I'd go for it. If people said it was too expensive though I would go for other quotes. |

Yes sorry I didn't make it clear. I am the LL.
The quote is expensive because of the combi quoted for. I'm having to make some quick assumptions on brief details given. Being a large property, the Ideal quoted for is going to struggle on the domestic side of things and possibly on the CH to depending on size of rad's, single/double, that kind of things. For about the same price you, you could have a superior boiler fitted, something like the BW 25I ERP. It is still small for a large property but build/quality is great, it will cope but it is a bit small if property is large. If you are going to go for an Ideal, go up a notch, ( on domestic side of things ), consider Ideal 30 Plus ERP. In fact 30 plus anything would be a better choice, so consider Glow-Worm, ( not pretty ), Potterton better but still can't beat quality of Vaillant or BW. Don't get sold on 7 years, a lot of hoops and mostly sale tactics. So as it stands £2,100 all in for size of combi, imo, not good. |

Regardless, the new one, which it does the job of heating the place, doesn't seem to heat all. To elaborate; if I shower (thus using hot water) the radiators cool down. I assume this isn't normal? Is it just that the boiler isn't powerful enough to pump enough heat around the system at the same time? |

About 14 (maybe 15) months back, I had a new (combi) boiler installed in my place of residence. The boiler that was in there was old, and not a combi. BIB is normal when a combi is installed, it's basically about demand, it's is either one or the other, domestic, ( hot water ) or CH. Save for a couple of combies on the market they can't do both at the same time. |

That's ok. We were £1700 fully fitted for a Vokera Vision last month. 10 year warranty too!

I thought something was wrong with the boiler. Thanks for the reply. ![]() No fault, just your combi prioritises, so when hot water is called for, that is what you get. Remember the combi pump is for the CH side, domestic is all mains pressure. If your combi is set correctly you should be getting really hot water to suit.
