Anyone Else Having Trouble Selling House ?
Just wondered if other people are struggling to sell their houses ?We have had ours on the market for nearly a year and it won't budge .

have you had many viewers?
and have you been able to get feedback? maybe there are a lot of similar properties to yours currently on the market and a few updates may help to make yours stand out. |

It could be anything from location to condition or the lease or neighbours or barking dogs or ... ? You haven't given us anything to go on in order to make a diagnosis. You should alert your OP and ask the mods to move the thread to the Advice forum too, otherwise expect stupid posts, although even the Advice forum is prone to idiotic responses.

We put our house on the market just before xmas so are not too surprised to not have sold it yet. Estate agent said it would be ok to go on the market at that time, hmmm. House is priced in line with the area and is in great condition but no views yet (one cancelled at last minute). I think it is just the time of year for us.

Thankfully no. l sold mine in November, and had only been on the market since end of September. But l do know this area ls very sought after.

Our flat sold in six weeks back in November 2015. We kept it spotless (very hard), decluttered, put stuff away and basically made it as appealing as possible. I still have the photos and it looked like a nice well looked after flat. Even the original formica kitchen looked good. Other flats at the time were up for sale long after ours.
Are you getting any viewings? And if so what was the feedback? |

Get someone to give you an honest viewing, kerb appeal is the biggest thing as if you pull up and it looks naff the chances are you'll just go on to the next property.
De-junk the place as probably you'll get rid of a lot of stuff when you move anyway so dump it on friends/family/charities. |

The property market is in a real pickle at the mo. In our area, where they normally sell in days its now taking months, and nearly always the price has been dropped at least once. Property that is selling is the least expensive, say up to 250k, flats, small terraced properties.
Possibility that people are waiting for the properties to drop even further, to get a bargain! If you have to move you may have to drop your price, or alternatively sit tight and wait for the interest rates to rise, that will get the market moving imo. Good luck |

This sounds very much like how a friend of mine keeps his house. The lounge consists of one armchair, matching sofa, television, carpet, curtain, and that's it! No magazines or newspapers to be seen anywhere, no fag trays as he doesn't smoke, does drink but only from a glass (thinks it slovenly to drink from a tin!).
His kitchen looks like it's never been used. In fact the entire house looks like nobody has ever lived there! It feels really weird. |

Just after writing my post (I am not the OP but added that mine had been on the market for a few weeks with no viewings) i heard from the estate agent that we have three viewings this week.
Fingers crossed they all want it and bid each other up! |

I think sometimes it really IS just down to luck and nothing to do with price, decor or location.. My cottage in a tiny hamlet was for sale for ages. Eventually a buyer was found. Then another one almost identical to mine went up for sale 3 doors up. It sold immediately to cash buyers for a fraction more. They saw mine after it was sold subject to contract and said they would have preferred mine on account of the land at the back.
![]() Then you have The Curse of the Unsold House. If you miss the boat re a buyer and the For Sale sign has been up a while, it can put people off as they think 'something must be wrong with it. |

Thanks for all your replies .The house is really lovely and we have dropped the price 3 times .Like the person who said they had a lovely house in a hamlet that didn't shift , maybe it's the position of it .It has been decluttered and we have had many viewings .The feedback is varying - one couple said the stairs would be too much for them , another young lad wanted it badly, but couldn't sell his own .Then a couple who were thinking of buying to let said it was too small - it has only got one bedroom .One couple with kids said they loved it but wanted to do a loft extension but couldn't get funds, another said the road was too small and they were worried they can't park.
I'm starting to think it's the fact it's only got one bedroom plus maybe people have the jitters about buying now ? Today a neighbour contacted me and said she is very interested , she has already been here many times so maybe I might have a buyer after all ! (her partner would help her to buy it ) If it works ,I'll post on here .

Yes I think one bedroom would put a lot of punters off, me for sure, and not having room to park only adds fuel to the fire. If only you'd said that in the OP. Anyway fingers crossed for you that your neighbour buys the house. Next purchase buy a 2 bed!

We will buy a 2/3 bedded house next time. There isn't really a problem parking but the 1 bedroom may have put people off .

I think 1 bed properties are generally harder to sell. Even first time buyer couples tend to want another bedroom either for guests or as an office/study etc.
Is there another room in the house that "could" be made up to look like a spare room or a study? It would give the impression the house is bigger than it first looks which can add to the appeal. |

We saw over 50 houses and the things that put us off were parking, noise in the garden, busy roads, room sizes, too much work, filthy and messy. We saw one house and they couldn't even be bothered to put their washing away, they had underwear over the bannisters and black mould in the bathroom! Quote:

I sold a property I inherited just before Christmas. It had only been on the market 4 weeks. I spent 2 weeks clearing it of stuff and then giving it a thorough clean and making things look nice.
It was dated decoration wise because it was left to me by an elderly relative but the actual bones of the house were fantastic. Got lots of interest in it. It can be a lot of things that mean people aren't coming to viewings. If there's one thing I wouldn't skimp on it's getting good photos as they are often all people look at on the website. |
